The first hearings for this proposed dramatic change to the Comprehensive Plan and subsequent gutting of the Overlay are now scheduled.


The first hearing with the Planning Commission 

was January 6, 2022, at 1:30 PM 

at the Historic Dade City Courthouse on the 2nd Floor



The second hearing with the Board of County Commissioners

 was on  Tuesday, February 8, 2022, at 1:30 PM 

at the Historic Dade City Courthouse on the 2nd Floor


The third hearing with the Board of County Commissioners

will be Tuesday, April 5, 2022,  at 1:30 PM

This proposed RV/Condo resort development is completely contrary to the Pasco County Comprehensive Plan (aka Comp Plan) and its designated North East Rural Area Overlay.


It will destroy our rural community, foul our water, and cause undue financial hardship to the area residents.

This development will destroy our water, our land, our roads, and our way of life.

What is the East Pasco Overlay (aka The Comp Plan)

The people of Pasco County have worked for over 12 years to establish development guidelines which are clearly defined for the area in question.

The area for this proposed RV/condo park is in the middle of what's referred to as the East Pasco Overlay.  This area was specifically designated as an area that would stay rural with no sites under 5 acres for residences. 675 RV/Condo spaces and additional hotel space is a dramatic subdividing of the property and far outside the prescribed plan.


Lake Iola Road and the surrounding roads are designated as "Scenic".  675 RV/Condo spaces ARE NOT SCENIC.


In fact, this RV/Condo park is in direct violation of everything defined in the plan.


By attempting to obtain a waiver to develop this land and overburden the water resources of the area as well as potentially pollute them, this site will set a precedent that will allow unfettered development in the area.


This development should be stopped and recognized as illegal under the plan the community has set out.  Why have rules if we are going to let anyone who pays enough just get around them?
